Two new leases have been signed at Concourse Chicago, 8623 W. Bryn Mawr, as Berger Asset Management takes additional steps to enhance the safety and marketability of the single-story office campus in the O’Hare Market.
The new leases totaling 4,251 square feet have been executed with Base Engineering and Cordant Health Solutions. Steve Chrastka and Jason Wurtz, NAI Hiffman, are the exclusive leasing representative for Concourse Chicago. Jack Reardon of NAI HIffman represented BASE Engineering; Dennis Thornton of CARR represented Cordant Health.
BASE Engineering has signed a lease for 2,200 square feet of space and is relocating its offices from Mt. Prospect, Illinois. Formed in 1995, BASE Engineering is a full-service structural engineering and forensic consulting firm providing structural design services for projects throughout the U.S., Asia, and India. The boutique firm is involved in design-build and value engineering projects, including designing structures for high seismic and hurricane/typhoon winds in both non-aggressive and corrosive tropical environments.
Cordant Health Solutions has executed a lease for 2,051 square feet of space, also at the 8623 Bryn Mawr building. Cordant Health Solutions provides innovation tools for monitoring behavioral health, chronic pain and criminal justice cases. The firm’s unique pharmacy and drug testing programs provide accurate, actionable results to protect prescribers, hold patients accountable and optimize quality of life.
The additional steps that Berger Asset Management has taken at the site include expanding the previously developed spec suites program as well as making structural/system upgrades in the building housing the tenant amenity center to improve health and safety features. In order to meet the demand for move in ready space, Berger Asset Management has delivered five spec suites ranging from 1,400 to 4,953 square feet.
The offering of spec suites is designed to give tenants the convenience and flexibility they are searching for in the “new normal” way of making a decision when choosing office space. Each suite has been fully built out and features private suite entrances, dedicated HVAC systems, ADA compliant bathrooms and kitchens, state of the art LED lighting with motion sensor technology.
The Concourse Chicago’s amenity center has been upgraded with operable windows to deliver fresh air to the space along with having i-Wave-R Air cleaning devices installed within all of the HVAC units. Continuing to follow CDC protocol, ownership has increased janitorial services and have added non-touch hand sanitizing stations and supplies of PPE for their tenants.
